This classic ranch is located on beautiful, tree-lined Hedden Park, which is listed in the National Register of Historic Places.  This upscale residential area was originally known as Hedden’s Grove because of the beautiful oak and birch trees, and was the site for many recreational and political activities in New Albany. The prominent Hedden family of New Albany owned the woods, which were located in what was then an independent town named Silver Grove (annexed into New Albany in 1914). The area that became Hedden Park saw numerous political rallies during and after the Civil War, along with annual African-American emancipation celebrations.  There was only a wagon trail to access this area and at the end of the trail was a flagpole where the rallies were staged.  The Park area was also home to bands of Gypsies summering there.
 
Hedden’s Grove was subdivided by the Hedden Realty Company in the mid-1920s and became one of the city’s first streetcar suburbs, served by a line that ran just one block south of the neighborhood at Silver Street and Charlestown Road. The house at 1652 Hedden Park was one of the later ones built in the neighborhood, constructed in 1953 on the site of what had previously been a small baseball diamond and playground for the neighborhood. The first owner was Anna McKoeun, a widow who continued to own the house until 1981. It has had a number of owners since.


 
The McKoeun House offers 1272 square feet of living space, including two bedrooms and one bathroom. The brick home features a low-pitched, gabled roof with wide, overhanging eaves. At the entry, the eaves overhang is supported by an oversized bracket with built-in flower boxes, with another, larger planter at the base. The focal point of the front elevation, and a hallmark of the ranch style, is a large picture window. Here it is located on the far side of the front elevation, and with another window of similar size matching it on the side elevation it creates a wrap-around effect. The home retains many of its original wooden windows, while some have been replaced with new vinyl units that maintain the original openings. Other recent updates include a newer HVAC system and a newer water heater.


 
The front door opens into a foyer, with the large living room to the left. This room has hardwood flooring and abundant natural light from the picture windows, and also includes an original built-in cabinet. It displays the original woodwork found throughout the house.



A pocket door separates the living room from a large, open back hallway that affords plenty of space for a seating or a desk. Two bedrooms are located off the hall. Both have original hardwood flooring and each has a good-sized closet. The bathroom has been updated, and features a large soaker tub/shower as well as a linen closet.



To the right of the foyer is the updated kitchen, which has lots of cabinet space as well as a pantry, and plenty of natural light. The space flows easily into the adjacent dining room, where French doors offer access to a deck. A small room off the dining room, perfect for a home office or extra storage, appears to have originally been a porch.


 
A stone retaining wall runs along the front sidewalk, providing a lovely visual accent to the tastefully landscaped front yard. A concrete drive leads to the original, attached garage, and extends to a newer, detached garage that provides additional off-street parking. A good-sized deck overlooks the fenced back yard. 


 
The neighborhood was listed in the National Register of Historic Places in December 2010 as the Hedden’s Grove Historic District. This listing is honorary, and does not place any design review requirement on property owners. Because the McKoeun House is rated ‘contributing’ to the historic district, an owner-occupant would be eligible to take advantage of tax credits to help recoup qualified rehabilitation costs.
